The house does not pass or fail. This is not an appraisal and not a city inspection — it is your information, gathered for your decision. With the report in hand, you can ask for repairs, negotiate the price, or walk away with your earnest money and your peace of mind. That is the point of the inspection window in your contract, and it only works if someone actually looks.
You do not have to be at the inspection, but we hope you will be. Standing at the furnace and asking "what is this, and how long does it last?" teaches you more about your future home than any PDF can. Buyers who walk the house with their inspector move in already knowing where the shutoffs are, what is aging, and what is fine. That confidence is part of what you are buying.
Radon testing and a sewer scope are separate services, and both are easy to add to the same visit. Colorado has a lot of radon, and only a test of this house tells you where it stands. If the house is older, a camera down the sewer line can catch a very expensive problem while it is still a line item in a negotiation instead of an emergency in your first year.
